Big house, lots of vents = Premium. Anything 15+ vents or a return air filter that hasn't been touched in 3+ years = Ultimate. We'll tell you straight on the phone before we book — if Standard fits, we'll book Standard. Saved an Albany Creek customer $200 last month by talking them down from Ultimate when their system only needed Premium.
A ducted system has more dirty parts than a split — and they're harder to get at. Here's the order we do it in.
STEP 1 · COVER + ACCESS
Drop sheets under every vent we're touching. Ladder up to the return air grille (usually the big square one in the hallway). We don't walk dirt through your house — booties on, sheets down.
STEP 2 · RETURN AIR FILTER
This is the one part most homeowners never look at — and it pulls every cubic metre of air through it. We pull it out, take a photo (you'll want to see), and either deep-clean it or replace it. Common replacement filters carried on the ute.
STEP 3 · CHEMICAL WASH THE INDOOR COIL
The evaporator coil sits behind the return air grille — wet + dusty = mould factory in Brisbane humidity. Biocidal cleaner across the fins, sit, rinse, runoff into the drain. Wipes alone won't get this clean. Premium and Ultimate tiers include this.
STEP 4 · EVERY CEILING VENT
Each vent — popped off, washed, sanitised, refitted. The black ring you see around the vent is what's been blowing past your face for 12 months. Antibacterial wipe on the surrounding ceiling so the streak doesn't come back.
STEP 5 · DRAIN PAN + LINE FLUSH
Drain pan vacuumed and biocide-flushed. Drain line cleared. Ducted drain lines clog with algae faster than splits in Brisbane — this is what stops water leaks coming through the ceiling 8 months from now.
STEP 6 · PERFORMANCE TEST AT EVERY VENT
Run the system on max cool. Thermal probe at every vent. If one vent is significantly warmer than the others we'll flag it — usually means a duct issue we'd refer to a refrigeration specialist (not us). Numbers go on your receipt.
ULTIMATE · WHOLE-SYSTEM FOG TREATMENT
Antibacterial fog pumped through the return air, distributes through every duct, kills mould spores along the way. The only way to deal with a "musty smell when AC kicks on" properly. Reserved for Ultimate tier because it's expensive and most systems don't need it.

How often should I clean a ducted system in Brisbane?
Every 12 months is the standard. Brisbane humidity is harder on ducted systems than southern cities — the indoor coil grows mould faster in our wet summers. If you have pets, run the system most of the day, or have asthma in the house, every 9-10 months is better. Filter check every 3 months yourself in between.
How long does a ducted clean take?
Single-storey 8-vent home: 90 mins. Double-storey 12-14 vents: 2-3 hours. Ultimate tier with fog: add 30-45 mins for the fog to circulate. We don't rush — quote includes whatever time it takes to do it properly.
Will my ducted system run colder after a clean?
Almost always — especially if the return air filter was overdue. We measure airflow temp at every vent before and after. Most ducted cleans pick up 2-5°C of cooling capacity back. Numbers go on your receipt so you see the actual difference.
Do I need duct cleaning too?
90% of the time, no — what people call "duct cleaning" is really "return air filter + coil + vents" cleaning, which is what we do. Actual physical duct cleaning (running a brush through the ducts) is rare and is a different specialty. If we find evidence of mould inside the actual ducts (not just the coil) we'll refer you to a specialist.
What's the difference between this and split system cleaning?
A split has one wall-mounted indoor unit per room. A ducted system has one central unit pushing air through ceiling vents. Different parts to clean (vents instead of indoor heads), different access (ladder + return air grille instead of wall units), different price (whole-house fixed instead of per-unit). If you don't know which you have — look at the ceiling. Square vents = ducted.
What if there's a musty smell from the vents?
Brisbane's classic ducted issue. It's almost always mould on the indoor coil + bacteria in the drain pan, gone unchecked through a wet summer. The fix is Ultimate tier — coil chemical wash + whole-system antibacterial fog. The smell goes the same day. Don't bother trying air fresheners or vinegar tricks, you're just masking the cause.
