Boxed and window units get the same proper deep clean as splits. First unit $189, each extra unit $113 — 40% off the first unit (winter rate). Repeat customers pay $109/unit. No hidden charges.

A split system has the dirty bit (coil) indoors and the hot bit (compressor) outside. A boxed unit has all of it crammed into one box. Different mess, different access.
STEP 1 · ASSESS + COVER
Quick check before we touch it — is it wall-mounted or window-mounted, is the wood frame around it sound, is the unit sitting square. Drop sheet on the floor below, towels on the windowsill. We don't want water inside your wall cavity.
STEP 2 · FRONT GRILLE + FILTER
Front grille comes off, washed in the sink with antibacterial. Filter pulled — most boxed unit filters in Brisbane have NEVER been removed, you can usually see the imprint of dust in the grille. Wash it, replace it if it's wrecked.
STEP 3 · INDOOR COIL
Biocidal cleaner across the coil fins, rinse with a controlled spray. Runoff into a tray (no water inside your wall). This is what gets a window unit most of the way back to factory performance — what we do on every clean.
STEP 4 · PULL THE UNIT OUT OF THE WALL
When the install allows it, we slide the unit out of the chassis (carefully — those things are heavy and 30 years of dust on the rails makes them sticky). Now you can see the back half: the outdoor coil, the condenser fan, the bit that's been collecting leaves and bug nests outside. We'll let you know during the quote whether your install supports a full pull-out.
STEP 5 · OUTDOOR HALF + FAN
Outdoor coil washed (low-pressure — high pressure bends the fins). Condenser fan blade scrubbed — the fan is what determines how cold the unit gets, and it builds up a half-inch dust crust nobody ever sees. Bent fins straightened with a fin comb.
STEP 6 · DRAIN + REINSTALL
Drain pan cleared, drain hole flushed (boxed units block easily — a bug usually does it). Unit reassembled and slid back. If we pulled it out of the wall, we reseal the frame so it doesn't whistle in the wind or leak rain. Performance test on max cool — done.

Cleaned the lot, replaced both filters. Didn't pull it from the wall — the timber frame was a bit soft and I didn't want to risk re-seating it. Told them straight, did the full chemical wash in place, recommended they get a chippie to look at the frame before next clean.
SANDGATE · Converted garage · 1× window unit
Garage converted to a teen-retreat / WFH space. Window unit installed by a tradie mate, did the job fine. Coil was caked with grass clippings (mower wash-over) and a thick dust ring from carpet shedding. Pulled it from the wall, sorted the lot. Took longer than usual because the rails were rusty — same fixed price though, no surprise charge.

Real estate booked it for end-of-lease. Three window units, all overdue. Standard clean across all three — tenant was leaving, no point pushing extras. Filter replacement on two of them (heavy smoker had been in). Photos to the agent for the property file.

What's the difference between a "boxed" and a window unit?
Same thing, different word. "Boxed" is what some tradies call them. A "window unit" sits in a window opening with the back half hanging outside. A "through-wall unit" sits in a permanent hole cut in your wall. Both are the rectangular all-in-one boxes — different from splits where the indoor and outdoor halves are separate.
How often should I clean a window unit in Brisbane?
Every 12 months minimum, every 9 months if you run it most days. Window units run dirty fast — they sit lower than splits (more dust + carpet fluff) and the outdoor side gets exposed to grass clippings, leaves, and bug nests. Filter check every 2-3 months yourself in between.
Will the wall be damaged if you pull the unit out?
Almost never. We only pull units that are sliding in a chassis (designed to come out). If we get there and the unit's bonded into the wall with old sealant + dodgy install, we'll clean in place and tell you straight. We don't force anything that could damage the wall.
How does the price compare to a split-system clean?
Same as splits — one proper deep clean: $189 for the first unit, $113 for each extra unit (40% off the first unit, winter rate). Repeat customers pay $109/unit. Pay after the clean.
Should I just replace the unit instead?
If it's been turned on for 15+ years and rattles like a tractor — yes, replace. If it's under 10 years old and just needs a clean — clean it, you'll save $1,500+ vs replacement. We'll tell you straight when we look at it. We don't sell installs (cleaning only) so we have no skin in either direction.
